Rio South Texas Region Workforce Power: 2M+ Strong, Binational by Nature
September 17, 2025
$280B+ Annual Cross-Border Trade Between Texas & Mexico
September 22, 2025The Rio South Texas Region offers 20,000+ acres of industrial land currently being marketed, strategically distributed across our binational corridor. And that’s only the beginning — when combining the total inventory across all counties, the region holds over 46,000 acres in potential industrial sites that can support future waves of investment and nearshoring.
Much of the Rio South Texas Region’s industrial land inventory is concentrated across several key counties, each contributing unique assets for growth:
Cameron County – Anchored by the Port of Brownsville, with approx. 40,000 acres of port-owned land available for industrial development. Additional opportunities include the North Brownsville/I-169 corridor and 479 acres near Harlingen Airport listed by Harlingen EDC.
Hidalgo County – A dynamic ecosystem of mid-valley industrial parks: Sharyland Business Park (~175 acres in Mission), the McAllen South Industrial Park (120–125 acres under development), Weslaco’s Mid Valley Industrial Park (122 acres), and Pharr’s industrial ecosystem with press reports citing over 1,700 acres combined near the bridge.
Webb County (Laredo) – Home to new large-scale sites such as the Gateway Rail Industrial Park (~2,000 acres), the Pinnacle Industry Center (~1,600 acres), and the HWY-255 tract (~292 acres) listed by Laredo EDC.
Starr County – The Rio Grande City FTZ, with 30 acres tied to industrial infrastructure.
Willacy County – parcels around Raymondville ranging from 12 to 64+ acres, though no single anchor park is publicly identified.
Zapata & Jim Hogg Counties – While no consolidated industrial parks are published, these areas offer flexibility for build-to-suit greenfield projects.
This dual dimension is what makes Rio South Texas truly unique: immediate access to 20,000+ acres of market-ready sites today, paired with the confidence that 46,000+ acres of potential land are available to sustain long-term growth and future expansions.
Together, these assets give investors both the speed of immediate entry and the scalability of long-term opportunities.
